Holliday Properties was founded in 2005 with a simple philosophy.  Since our inception we have established and stayed true to our philosophy, which is simply rooted in having integrity in all business transactions.  We are not only straight forward on the Buying Home side but think through projects in terms of what the end Home Buyers can’t see.  Having integrity means we do what needs to be done even if it can’t be seen by end user.  This takes guts because integrity affects our ability to be the lowest bid on the buying side.  However, we become a good fit when both the seller and the buyer recognize a mechanically sound, liability free, fair deal at a competitive price.

Value add Properties (A-, B and C+)

Our focus on A, B and C+ properties is to focus on properties that have fallen into disrepair.  Typically these are older properties, with deferred maintenance issues.

Class C Properties are typically more than 20 years old and located in less than desirable areas.  These buildings are in need of more significant repairs which might require restructuring the properties operations and infrastructure.

Each property classification reflects a different risk because properties are graded according to their age, geographical location in regard to crime and schools as well as their overall physical characteristics.

Inspection Procedures Simplified!

Our inspections include an initial walk through.  During this time we typically like to see the best and the worst three units.  We will fly a drone over the property to evaluate the siding and roof.  We will take a look at neighboring buildings and get a feel for the electric system throughout.  This is typically all we need to submit a formal Letter of Intent.

Once the LOI is signed we have a more comprehensive inspection process including a Physical, Financial, and Operationsl Due Dilligence approach.

We typically give ourselves 45 days to complete the comprehensive Due Dilligence inspection.
